When Scott and Karen first reached out, they had already fallen for a property in the Tusa countryside, a 140 square meter (about 1,510 square feet) villa with an olive orchard and views straight to medieval Pettineo. But loving a photo online and actually signing your name on Italian paperwork are two very different things.
They were still dreamers at that point, and they’ll be the first to say it. What they needed wasn’t another listing. It was someone here in Sicily who could look at the place, ask the hard questions, and tell them the truth about what they were getting into.
That’s where we came in. We spent weeks together on WhatsApp, walking through every detail, from the two wells on the property to the unfinished upstairs space with its vaulted ceilings just waiting for their personal touch. Little by little, the dream started to feel like a plan.
Scott and Karen live abroad, so time is precious when you’re only in Sicily for a short visit. We handled the compromesso, the preliminary contract, on their behalf so they didn’t have to burn through vacation days sitting in an office instead of enjoying the coast five minutes from their new front door.
I wanted to reach out and thank Carlo for helping Karen and I purchase a vacation property in Tusa, Sicily. Scott and Karen closed on their €78,000 villa knowing they’d gotten a fair deal on a property with genuine character, from the fruit trees scattered across the grounds to the covered veranda perfect for slow Sicilian evenings.
The final signing is set for September, and by November, Casa La Rosa will be full of family and friends who never thought this corner of Sicily would become theirs. We can’t wait to be there for that too.
