€249K Renovated Italian Villa with Sea Views in Reitano, Sicily: 3 Bedrooms, Huge Terrace

The sound that stops you first is water, a quiet trickle running into an ancient stone cistern older than anyone here can date, while a dozen fat goldfish glide through it without a single human hand ever feeding them. Cowbells clang somewhere beyond the citrus trees. Past the hazelnut orchard and up a few worn stone steps, a terrace big enough for a wedding reception opens onto a wall of blue, the Mediterranean sea and the Nebrodi mountains layered together like a postcard you could actually live inside.

This is what €249,000 buys outside the small mountain town of Reitano, Sicily. Not a project, not a ruin waiting for a decade of work, but a fully renovated three bedroom villetta (little villa) where the hard part is already done. You could be sipping your coffee on that terrace next spring, watching the light change over the sea while the scent of citrus blossoms drifts up from the grove below.

Welcome to Contrada Pantano and Villetta Gebbia’s Hillside Setting

Villetta Gebbia sits in Contrada Pantano, a quiet villa-only community just outside Reitano, tucked less than a kilometer off the provincial highway. The roads here are genuinely good, not the marginal country tracks you sometimes find in rural Sicily.

You are about five minutes from all the services in Santo Stefano di Camastra, famous for its ceramic artisans, and another five minutes from Mistretta. Cefalu is close enough for a regular day trip, which means you get the slow, rural lifestyle without losing easy access to the coast.

The Story Behind the Name Villetta Gebbia

The current owners are a Palermo couple, he is an attorney and she is an architect, and her eye is all over this renovation. They bought it years ago intending to pass it to their children, but the kids built their lives elsewhere in Italy, so the house has sat lovingly maintained but largely unused.

The name itself comes from an old Sicilian word, gebbia (a stone cistern that collects spring water). There is a genuine gebbia on the property, about five feet deep, fed by a mountain spring that still runs even in the dry season, and it has quietly become its own little goldfish pond over the years.

The Grounds, Orchards, and Ancient Stone Walls

The land here is about 4,000 square meters (about 1 acre), and nearly all of it produces food. There are hazelnut trees, called nocciole (hazelnuts) in Italian, that the former owner used to sell to Nutella.

You will also find citrus groves, walnut trees, and olives, so there is something to pick almost any time of year. Stone-faced walkways wind through the property, along with muri a secco (dry stone walls) that were likely built centuries ago by hand, without modern equipment.

An old car is even included in the sale. The previous owner used it like a small tractor for hauling things around the grounds.

The Master Suite and Its Balcony Looking Toward the Sea

Inside, the master suite shows off the architect owner’s touch with a vaulted ceiling, wood floors, and a well-appointed three-quarter bathroom. Every bedroom in the house has its own heat pump for heating and cooling.

Step out onto the private balcony off the master suite and you get the same sweeping view that makes this whole property special, mountains rising behind you and the sea stretched out in front. It is deep enough for a small table, so morning coffee up here instead of down on the main terrace is a real option.

The Terrace and Its Million-Dollar Sea and Mountain View

The terrace is the heart of this home, and it is enormous, well over 800 square feet of ceramic and quarry tile. Quality outdoor furniture, the kind that can cost thousands on its own, comes included with the sale.

There is a stone building off to one side and a thick stone picnic table built to last generations. The only thing between you and an unobstructed mountain and sea view is a single overhead electrical line, which could be run underground, the same fix we used on our own Sicilian renovation.

The Kitchen and Dining Area Built for Long Sicilian Evenings

The kitchen and dining area flank that same huge terrace, so meals flow naturally into outdoor entertaining. The centerpiece is a genuinely high quality five burner gas range with a custom made hood, built by the same craftsmen we used on our own home.

A wood burning stove keeps the room cozy since it is the one space without a heat pump installed. And yes, even from the kitchen sink, you are looking straight out at that view.

The Guest Bedrooms and Their Shared Bathroom

Two more bedrooms, nicknamed the green room and the blue room for their soft wall colors, share a three quarter bathroom finished with tile sourced just down the hill in Santo Stefano di Camastra. Both rooms have their own air conditioning units and wake you up to that same mountain and orchard view.

A small but notable detail, every window here has bug screens, which is genuinely rare in rural Sicilian homes of this style. It is a small thing that makes a real difference in daily comfort.

Finding Room to Grow with the Land Quota

There is one honest gap here, there is currently no formal living room. The sellers, being an architect and attorney, already looked into solving this, and the land quota allows for up to 25 square meters (about 269 square feet) of additional conditioned living space.

Option A would use a stone wall passage already found behind a closet door in the master suite, leading down a short staircase to a new 209 square foot living room with a fireplace and its own entrance to the kitchen area. Option B would enclose a portion of the existing terrace on the sea facing side in glass, turning part of that 800 plus square foot space into a conditioned sun room bridging the kitchen and the view.

Both options have already been researched for legal feasibility, which saves a buyer real time and guesswork.

A Sicilian Hillside Dream Worth Pursuing

There are plenty of cheap Sicilian fixer uppers out there, but Villetta Gebbia is something different. This is a home where the work is already finished, where the view has already been earned, and where all you really have to do is decide how you want to spend your evenings on that terrace.

We think about that gebbia a lot, a cistern built generations ago that still quietly does its job today, goldfish and all. There is something fitting about a house named for patience and water finding its way, sitting above a sea that has not changed in all that time either.

If you want fruit trees you can eat from year round, a renovation that respects the old stone bones of the house, and a sea view that genuinely stops conversation, this is a serious option to put on your shortlist.
