Step out onto a long balcony that stretches the full width of the building, and the first thing that hits you is the light bouncing off the water below. The port of Santo Stefano di Camastra spreads out in front of you, the proposed marina glittering where fishing boats once bobbed alone, and somewhere behind you church bells are marking the hour over terracotta rooftops.
This is the view you would wake up to every single day from the upper floor of Casa Eleonora, and it is the kind of view that makes you stop mid sentence. We have toured a lot of homes on this coast, but few give you sea views from almost every room the way this one does. Add a private garden tucked behind glass, a covered roof terrace facing both north and south, and a location you can walk everywhere from, and you start to understand why we think this one is special.
A Prime Address Between the Train Station and the New Marina
Casa Eleonora sits on a quiet stone street in Santo Stefano di Camastra, on Sicily’s northern coast. The train station is about 100 meters away, an easy stroll with your bags.
The new marina, a €100 million project, is roughly 300 meters off, and the existing port and beach are already right there. Behind the house runs a gorgeous stone passeggiata (pedestrian walkway) that climbs up to Porta Messina, where you will find bars, restaurants and one of the best tables in town practically across the street.
Everything here is on foot. Coffee, dinner, the beach, the train, all of it within a few minutes of your own front door.
The Construction Site Hiding a Luxury Home
We will be honest, Casa Eleonora does not look like much right now. It is still an active construction site, all reinforced concrete and anti seismic bones, built with permits that have since expired.
But that is exactly why we wanted to show it to you. The builder opened this place up specifically to capture sea views from nearly every room, and the hidden potential underneath the dust is genuinely rare.
The property totals 190 square meters (about 2,045 square feet) and was originally permitted as two separate 95 square meter (about 1,022 square foot) two bedroom, two bath apartments stacked on top of each other. Because the permits have lapsed, you are free to redesign the floor plan however you like with your own geometra (a licensed Italian property surveyor).
The Private Garage and Your Own Staircase
Downstairs there are two garages, one slightly wider than the other. The seller wants to keep his car in one, and is offering it separately as a €20,000 option.
Inside, a private staircase leads up from the garage into the home, so you can step out of the car and stay dry on a rainy day. The stairs themselves have a comfortable, well proportioned riser and tread, which tells you a lot about the quality of the original build.
The First Floor and Its Private Garden Room
The first floor mirrors what you will find upstairs, with roughly 95 square meters (about 1,022 square feet) of open living space framed by exposed concrete beams. Right now a wall of corrugated metal closes off a narrow strip running the full width of the home.
Behind that metal is where your private garden would live, a glassed in strip about two and a half meters deep that could hold dwarf lemon and olive trees. Every room along this side would look directly out onto it.
There is also a south facing exposure here, with a neighboring building close enough that you may want a privacy wall, which is entirely up to you and your architect.
The Second Floor and Its Sweeping Sea Views
Take the same staircase up one more level and the view changes completely. On the northwest side you are looking straight down at the port, the proposed marina, and the future yacht club.
A long balcony runs the entire width of this floor, and we think you will end up spending a lot of time out here with a coffee or a glass of wine. The layout is just as open as the floor below, held up by the same reinforced concrete beams, so partitions can go wherever you want them.
On the rear, south facing side there is another balcony looking down over that same garden space, pulling in natural light from both directions.
The Covered Roof Terrace for Sunset Aperitivo
Above both floors sits a covered roof terrace that faces both north and south, so you get shade, sun, and sea air depending on the hour. It is the kind of space built for long dinners and slow evenings, and it tops off a home that already gives you water views from nearly every level below it.
What It Will Take to Finish Casa Eleonora
We brought in a local fixtures specialist to measure the doors and windows, about 14 openings in total. White PVC, thermal pane windows with motorized security shutters that fold into the wall would run about €25,000 plus tax, fully installed.
For the rest of the build, interior finishes and exterior stucco, we are looking at roughly €45,000 to €60,000 per floor, depending on the quality of fixtures and finishes you choose. Because the thick poroton block construction already has dead air space built in for insulation, you can likely skip the added cost of a cappotto (exterior insulation wrap) system.
Double that per floor estimate if you are finishing the whole building at once. Every number here comes from real conversations with our trusted local professionals, not a guess, though a precise figure really depends on your own taste.
If you want exact numbers, our team can sit down with you and put together a computo metrico (a detailed, line item cost estimate) based on exactly how you want the space finished.

A Sea View Future Worth Building in Santo Stefano di Camastra
Casa Eleonora is not a finished, move in ready home, and we want to be upfront about that. It is a construction site with expired permits and plenty of dust still on the floor.
But it is also one of the best located shells we have toured on this coast, with water views layered through almost every room and a walk to the train, the marina, and the old town that you simply cannot buy in most places.
If you have a bit more budget to work with and you want a true custom build in a prime seaside spot, this is worth a serious look. The most expensive part, the structure itself, is already standing.
Bring your vision, bring your finishes, and let the sea view do the rest.
